The flat even has aerothermal heating, a modern and efficient air-conditioning system that uses energy from the outside air to heat or cool the interior of the home, as well as to generate hot water. It works by means of a heat pump that extracts energy from the air, even at low temperatures, making it a sustainable and energy-efficient option.

However, it is important to note that aerothermal heating does not have the same cooling power as a traditional air conditioner. Its ability to cool the environment is more limited, so on very hot days it may not be as fast and intense as a conventional A/C system.

Other things to note
This property is rented exclusively for temporary stays in accordance with the regulations in force in Madrid. It is not for tourist use.

The rental is intended for people who need accommodation for work, academic, health or other justified personal reasons other than tourist use. To formalise the reservation, you will need to sign a seasonal rental contract and provide documentation to prove the reason for your stay.

When you arrive at the flat, I will meet you in person.

Free check-in takes place from 16:00h to 18:00h. Check-in after 18:00h and until 21:00h will have an additional charge of 20€ to be paid by the guest at the time of key handover. Check-in after 21:00h and until 23:00h will have an additional charge of 30€ to be paid by the guest at the time of key handover.

The check-in timetable is until 23h at night, as indicated in the house rules. If due to circumstances beyond our control (flight delays, etc.) you arrive after 23h, you will have to pay 35€ at the time of key handover. From 01h to 02h, 50 euros. After 02h it is NOT possible to stay in the flat.

We offer early check-in and late check-out free of charge, subject to availability in the flat. Check-in until 23:00h is guaranteed, and availability after that time can be checked.

Please note that for LAST MINUTE bookings it cannot be offered to be ready for the scheduled check-in time.

The guest will be responsible for the cost of the locksmith service in case of lost or forgotten keys inside the flat (150€ to be paid to the locksmith before opening the flat).

In case of loss or breakage of the garage door opener, a penalty of €80 will be charged.

Noisy parties and gatherings are strictly forbidden. Under sanction of the competent authorities.

The beds and towels are made up for the number of persons indicated in the reservation.

It is not permitted to accommodate more people than indicated in the booking.

Turn off the lights and air conditioning before leaving the flat.

Please take out the rubbish every day, especially during the summer months.

There are trash cans in front of the building from 8:00 PM onwards.

Leave the house tidy before you leave.

Be respectful of the house, I expect the best from you. Thank you very much.

Once the booking has been confirmed, I will request a copy of all passports or identity documents for all guests. Failure to present them will be grounds for cancellation of the booking.

The rental of this property requires the signing of a temporary rental contract, being obliged to present an identity document (identity card or passport) for the completion of the relevant formalities. Failure to comply with this obligation will entitle us to cancel the booking without any compensation for the client.

Should you forget any belongings in the accommodation, it is your responsibility to take care of them. Although we undertake to keep them for a limited period of time, you must send someone on your behalf to collect them. It is important that you notify us of the loss of your belongings and that we inform you that they will be collected from a location other than the accommodation.
